In July 2026, new low-rise home sales in the Greater Toronto Area (GTA) exceeded the ten-year average for the fourth consecutive month. A total of 1,018 new homes were sold in July, representing a significant rebound from the record low level in July 2025. Of these, 237 were condominium apartments, 80% below the ten-year average. Sales of new single-family homes totaled 781 units, showing a strong year-over-year increase and finishing 50% above the ten-year average.
The benchmark price for new condominium apartments in July was approximately $1.05 million, remaining near its price floor. Meanwhile, the benchmark price for new single-family homes was approximately $1.36 million, reflecting an 8.5% year-over-year decline.
In addition, the remaining inventory of new homes stood at 18,546 units, including 12,345 condominium apartment units and 6,201 single-family home units.
