Toronto's existing home market (December 2023)

In December, the average price of a detached house in Toronto was CAD 1.63 million, down 0.1% year-over-year but up 0.6% month-over-month. The average prices of townhouses and condominiums were CAD 930,000 and CAD 710,000, respectively. Townhouse prices rose 19.5% year-over-year, while condominium prices fell 4.4% year-over-year.

Compared to November of this year, sales of both detached and semi-detached homes have decreased by approximately 20%. Sales ratios for all property types are above 60%, with semi-detached homes showing a sales ratio as high as 154%. Furthermore, housing inventory in the market has also decreased to varying degrees compared to November of last year.
